On the Northeast side of the city of Coquitlam is the subarea of Burke Mountain, which borders Port Coquitlam. It is an area of the city that has recently undergone a massive development and rezoning, with construction still ongoing.
Burke Mountain consists of both detached homes and townhouses. Since the area has gone through rezoning, most of the properties are fairly new: built in 2005 or newer. A number of the properties are on the greenbelt, which makes this area a great spot for nature lovers and hikers. The newer detached homes mostly consist of a smaller lot, with large interior space. The townhomes typically range from 1200 to 1500 square feet for 3 bedrooms and 1600 to 2400 square feet for 4 bedrooms.
There are many hiking and biking trails in the vicinity and in Minnekhada Regional Park nearby. A short drive or bus ride away Town Centre Park offers a running track, football and soccer field, outdoor playground, and more. The park is also home to the man-made Lafarge Lake, which features a new outdoor amphitheatre.
As part of the ongoing developing project, Burke Mountain will soon be home to Burke Mountain Village, a community amenity that will be the commercial and social hub of the community. It will include the new Northeast Recreation Centre, a public plaza, 120,000 square feet of commercial shops (including a grocery stores), and a 3.6 acre park connected to the “green spine” park corridor.
In regards to transit, the closest skytrain station is Lafarge-Douglas College Station, and there are bus lines that will take you directly there. This station connects directly through Coquitlam to Port Moody and further on to the surroundings of Metro Vancouver. As Burke Mountain is a new, fast-growing neighbourhood, it is anticipated that there will be a number of busses added to the area, such as the new Princeton-Coquitlam Station route.
For families with children, there are a number of public schools facilities available in the area. There are also a couple of private schools with a high 2017-2018 rating. Crime-wise, as is the case in the whole Coquitlam area, the reported crime statistics show an average and below average crime rate for the neighbourhood.
The price range for detached homes has, according to statistics, risen in comparison to the 2018 price range. Although the average sale price has not changed much, we have seen an increase in the number of sales. The average of days listed on the market remains mostly unchanged but this can be expected to change as the rezoning work is completed in the next years.
Because Burke Mountain is one of the newest development areas in the city, the atmosphere remains one of stillness and surrounded by trees and nature. The neighbourhood is still quiet, but it is close enough to commercial centres that it does not feel isolated. Everything you could possibly need is a few minutes away. This is what makes Burke Mountain perfect for nature lovers and for people and families that want to live quietly but without being in the middle of nowhere.
