As the name and location indicate, Central Coquitlam is the most central neighbourhood of all of the city of Coquitlam. It is located in the heart of the city’s cultural and recreational activities. This community expands from Brunette Avenue to Como Lake road between Blue Mountain Street and Hickey Street.
Central Coquitlam is guarded by parks on each end. In the northwest corner is Mundy Park: a spectacular 435 acres area that features sports fields, baseball fields, hiking trails, a picnic area, and an outdoor pool. This is a beautiful, seemingly untouched forest area. At the other end of Central Coquitlam you can find Blue Mountain Park. It also has baseball diamonds, picnic areas and playgrounds. Another jewel of the neighbourhood is the Poirier Sports Complex next Coquitlam’s main library branch, a new institution that offers facilities for figure skating, swimming, lacrosse, curling, and hockey, together with a community gym.
As a huge area with a large amount of residents, Central Coquitlam has lots of restaurants and businesses. The main road is Austin Avenue, with many restaurants, grocers, banks, pubs, liquor stores, and more. As this neighborhood is literally in the middle of the city, Lougheed mall and Coquitlam centre mall are only a short drive away. Como Lake Village is a shopping centre which draws people from Central Coquitlam and other neighbouring areas. Golf enthusiasts also have quick access to the Vancouver Golf Club, which has hosted the Canadian Pacific Women’s Open.
This neighbourhood has a great transit score. It is nearby to skytrains at Brain Station, Lougheed Station, and Coquitlam Station. The skytrain goes through Port Moody, Burnaby, New Westminster, Surrey, and various locations through Metro Vancouver. There are also a lot of regular bus routes.
Reported crime statistics for the area indicate that, as in all of the city, crime rate in the area is average and below average. This is important considering that Coquitlam is one of the municipalities in British Columbia that has a fast growth rate.
The majority of the homes in Central Coquitlam are on flat lots. Real estate in the area includes condos and townhouses of varying ages, sizes and architectural styles. The statistics for detached homes show that the number of sales has increased in 2019 compared to the sales in 2018. Average price showed a downward trend in 2019 in relation to the 2018 statistics.
Contrary to the statistics about detached homes, attached property statistics show a slight increase in price range, as well as an increase in average selling price. It should also be noted that the number of sales a year remained mostly the same, with a slight difference towards the lower end of the scale.
A home in the neighborhood of Central Coquitlam offers easy access to services, shops, groceries, drug stores and all the necessities of daily life. The area is in the heart of the city’s activities while also having easy access to natural parks that remain seemingly untouched. It is fair to say that Central Coquitlam has something for everyone.
