Maillardville is a neighbourhood on the south side the city of Coquitlam that borders Lougheed Highway, which leads in to New Westminster. It has easy access to the highway, busses and entertainment.
Maillardville is one of the city’s oldest and most historic neighbourhoods and is a mixture of residential and commercial areas. The neighbourhood was founded more than 100 years ago by French-Canadian settlers. Its history has been influenced by labourers of Chinese, Japanese and Sikh origin as well, together with a Scandinavian migration later on. Its origins and history can be seen today. Nowadays, more than 8,500 people call Maillardville their home.
The city has developed a plan for the growth and reinvestment in the area. The objective is to accommodate additional residents and increase employment opportunities, as well as strengthening the long-standing efforts to revitalize the area while preserving its historic character.
The area is home to several commercial areas, Coquitlam’s main movie theatre, and a bowling alley. The main streets are Schoolhouse Street and Brunette Avenue, and there you can find anything and everything there is to do in Maillardville: a number of restaurants, bars, delis, and grocery stores. Austin Avenue, at the northern border of the neighbourhood, also has many places worth visiting.
There are some parks and playgrounds in the vicinity. Macking Park has soccer and football fields, a skateboard park, tennis courts, a baseball field, and a large playground. There are also other playgrounds and parks nearby.
As one of the oldest neighbourhoods, Maillardville has a good transit score. There are several bus routes that will take you straight to skytrain stations, schools, Coquitlam Station, and Loughleed Station. There are busses running north/south as well as west/east, and this makes this area one of the most accessible areas by bus in the city. The nearest skytrain station is Braid Station, which goes through Burnaby, New Westminster, Coquitlam, Port Moody, and many locations in Metro Vancouver. It also has a shorter transit times to cities such as Vancouver.
The average sale price for detached properties in Maillardville in the year 2019 has slightly lowered in comparison to the previous year, but this has brought an increase in the number of sales made through 2019. In comparison, the average price for townhouses and condos has slightly risen in 2019, compared to the prices in 2018. The number of sales has also increased.
It is worth noting that, as a new way to encourage revitalization and redevelopment of the commercial core of the neighbourhood, the City of Coquitlam has introduced a program that offers qualifying owners of commercial property a partial exemption on municipal property taxes. This is expected to breathe new life and bring new investments into the area.
Maillardville is a mix of townhomes, detached homes, condos and commercial zones with varying build dates. It is perfect both for families with children who want to stay in an urban area and for people looking for a short commute or business opportunities. There is never a shortage of things to do!
