The city of Coquitlam is located 30 km (or 18 miles) east of Vancouver and is one of the fastest-growing municipalities in British Columbia. New Horizons is a residential neighbourhood on the northeast side of the city.
New Horizons is a mostly flat neighbourhood with a mixture of condos, townhouses, and detached homes, some of which back on to a greenbelt. The area is near a selection of amenities, such as Town Centre Park and Coquitlam Centre Mall. Coquitlam’s Town Centre Park has a small man-made lake, tennis and basketball courts, walking trails, football and soccer fields, and a playground.
The Evergreen Cultural Centre is nearby and features a theatre for live performances, art studios and an art gallery. As New Horizons borders Coquitlam River, it is not unusual to see children tubing down the river, people fishing, swimming or just enjoying a nice day out. There are several outdoor places in the neighbourhood, such as walking trails, Glen Park, and Lafarge Lake. The Riverview Forest is close by, next to Mundy Park. There you can find many wilderness trails for joggers who enjoy a more natural trail.
For those in need of entertainment, the neighbourhood is less than a five-minute drive away from Coquitlam Centre Mall, which is close to several restaurants, bars, grocery stores and fitness studios.
Transport-wise, there are buses and train routes nearby. Downtown Vancouver is just thirty minutes away by the West Coast Express train. Other option for transport, besides private vehicles, include the bus system and the SkyTrain, which has a few stations within walking distance to most homes. Movement to and from New Horizons to other destinies in British Columbia is fairly easy.
New Horizons is mostly a family neighbourhood, since approximately 75% of the households are households with children. According to statistics released by the Police, there is also an average to below average crime rate in the area.
In regards to pricing and sales in the New Horizons area, 2019 has seen a downwards trend in the statistics of detached homes in comparison to the rise observed in 2018. During the past year, the properties have remained longer in the market and the prices have lowered. Though, it is worth it to mention that the trend was on the rise again during the last months of 2019.
Contrary to the statistics from detached homes, attached properties saw an increase in sales in 2019, compared to the numbers from the year before. The properties remain longer in the market, but are generally sold at a higher price.
Generally, New Horizons is a tranquil residential neighbourhood. It is close to a wealth of amenities and outdoor activities, and the perfect place for a family looking to settle long term. It is close to the centre of the city and fairly close to Vancouver, as well as well connected to the transport network. Its low crime rate statistics and its access to school facilities make it even more perfect for people with children of all ages.
