Cambie Village is located in one of the city’s main heritage boulevard, Cambie Street. The street owes its name to Henry John Cambie, who was an engineer that worked for the Canadian Pacific Railway. Henry Cambie was in charge of the Canadian Pacific Railway’s western division from 1876 to 1887. He purchased some lots in May of 1887, where nowadays the Living Shangri-La —the city’s tallest building— can be found.
Cambie Village is the name for the area that goes from 12th Avenue to King Edward Street along Cambie Street. It is one of Vancouver’s twenty-two Business Improvement Areas (BIAs). BIAs are business districts that are specially funded and managed by non-profit organizations of business tenants and property owners. Their main objective is to improve and promote the business district. The funding comes from special property taxes.
Due to its BIA status, this section of Cambie Street features mainly businesses of various kinds and sees a lot of movement, both pedestrian and vehicular in nature. It is made up of 317 businesses, most of which are food service or retail. Despite a small presence of big box retailers, most of the businesses in the area are of a smaller kind: small and micro businesses.
The first colonial non-native settler in the area was William Mackie, a gold miner, who claimed 65 hectares of land in 1874. From then on, other settlers followed, but the area remained undeveloped up until the 40s decade. Due to the commercial profile of that segment of Cambie Street, the Village does not have many detached or semi-detaches houses. 85% of all properties in the market are apartments, which is 5% higher than is the case in Vancouver.
The Cambie catchment residential area is home to more than 46,500 residents. Most of them are young professionals between 30 and 34 years old. This neighbourhood is fast-growing and has shown a significantly higher growth rate compared to both Vancouver and Metro Vancouver. Furthermore, the area has a higher percentage of residents from Canadian and Western European origins than the rest of the city and the region. Also, due to the fact that only 54% of the local households belong to families, the neighbourhood is made up of mainly wealthy working residents. This means that the household income in this market is calculated at above $200,000.
Cambie Village is a young, bustling neighbourhood, with 31% of the housing being built after 2001. It was in 2001 that most of the street was dug up for the construction of the Canada Line. As such, the area is well connected to transit lines. Residents and visitors alike have access to the 99 B-Line and to the Canada Line Skytrain. This grants easy access to the Vancouver International Airport, as well as easy transport to and from most parts of the city.
As the Village is a mainly commercial area there is not an abundance of green spaces. While there are no parks within the limits of Cambie Village, nature lovers have small parks, such as Heather Park, in the vicinity. For those who enjoy spending time in open green areas, Queen Elizabeth Park and the VanDusen Botanical Garden are not far away.
