Rated as Vancouver’s best “Neighbourhood to Explore” in 2018 by National Geographic, Grandview-Woodland is a quiet and affordable neighbourhood close enough to the energy of Mount Pleasant and the Downtown without being swept in its wake. It is a mature district, with an eclectic mix of industrial, commercial, and residential areas.
Grandview-Woodland is a rectangular-shaped area that is mirrored in the neighbourhood area of Mount Pleasant. Its northern boundary is Venables Street, the western border is Clark Drive, the eastern border is Nanaimo Street, and the southern border is a zig-zag shape that starts at East 16th Avenue and Clark Drive and extends east to Nanaimo Street.
Most residential housing was built pre-1946, although there has been an increase of new developments of multi-family dwellings after the year 2000, as in most areas of the Lower Midland. But, contrary to the trend in the Lower Midland, the updating and renovation of existing properties is what largely appeals to the residents. The older residents of Grandview-Woodland have been joined by successful couples or families of middle-income, young, multi-ethnic people, and the new upwardly mobile segment to renovate and preserve the neighbourhood.
Grandview-Woodland is in an enviable area in terms of transport. It is well serviced both by bus routes and the Skytrain. The Skytrain station at Commercial and Broadway gives easy access to the Downtown core, Fraser Valley, or to the VCC Campus on Great Northern Way. The “B-Line” busses move people quickly and efficiently to the Canada Station at Cambie and Broadway, and provides easy access to the airport, as well as the University of British Columbia.
In terms of outdoor recreation, Grandview-Woodland proudly houses the Trout Lake, which offers great areas of green space, fishing, boating and swimming in the lake, picnic areas, and jogging trails. It is also the home of the Trout Lake Farmers Market, one of the first markets in the Lower Mainland that remains one of the most important ones. The facility in John Hendry Park was recently renovated and features an ice rink, a large fitness centre, pottery and art studios, performing arts, a full-sized gym, and a pre-school. Youth and seniors can take classes and book rooms in this facility. Other parks in the neighbourhood include Clark Park, Grandview Park, and McFadden Park.
Grandview-Woodland is where one can find the famous Commercial Drive (or “The Drive” as the residents fondly call it). A packed commercial street, The Drive offers an impressive amount of shopping possibilities, from fashion-forward boutiques like Exposure and Barefoot Contessa, to bargain shops like Wonderbucks. There are many eateries and the restored Rio Theatre is there to satisfy the residents should they need entertainment: it offers a mix of first-run feature films, premier independent cinema, box office hits, and live shows.
Today, this is a growing neighbourhood with a demographic made up mostly of people between 20 and 39 years old. Overall, Grandview-Woodland is a solidly middle-class neighbourhood which appeals mostly to young families, upwardly mobile couples and older residents.
