Kingsway is one of the longest streets in the area of Metropolitan Vancouver. It is, therefore, a bit difficult to describe in its entirety. However, there are many areas of the road that are turning into lovely neighbourhoods with a lot of new developments and investments coming in.
Along many segments of the road there are several shopping opportunities and restaurants that are family-owned and ethnic, and there is mainly Korean, Vietnamese, Chinese, Japanese, Taiwanese, and South Asian eateries. There are also many choices of fast-food locations. You can also find a variety of hotels and supermarkets along the road. Kingsway is the main thoroughfare to connect Burnaby’s Metrotown business district and Downtown Vancouver.
As Kingsway is one of the region’s most important public transit corridors, there are numerous bus lines and routes that operate along the corridor. Additionally, it runs mostly parallel with the SkyTrain tracks from Victoria Drive to Edmonds Street in Burnaby. Its demographic is made up of more than 54% immigrants. This is mostly due to the service sector, manufacturing, and retail trade being the most important sources of employment in the area. The rate of unemployment is about 6.5%.
In the neighbourhood of Mount Pleasant, Kingsway was designated as one of three main sites to be considered for high-density, high-rise developments. The neighbourhood between Kingsway and Broadway was once a working-class area, but since the early 1990s, the surroundings of the Main Street and Broadway intersection have gone through a rapid process of gentrification.
Mount Pleasant is one of the up and coming Vancouver neighbourhoods, especially as it is very attractive for first-time homeowners, mainly young professionals and young families. Part of its draw is that it is also home to artists, writers, creatives and entertainment stars. This area is attracting many developments to go along with its process of gentrification.
A little bit further down from Kingsway and Broadway, another part of Kingsway that has been gaining new life is the area around Kingsway and Fraser. This little neighbourhood is growing in popularity thanks to the detached house market. There have also been new condos and townhouse buildings built in the last few years.
The intersection at Kingsway and Fraser is home to very interesting shops and restaurants. There are also a few parks in the vicinity for those looking forwards to relaxing in green spaces. Robson Park is a nice area with tennis courts, basketball courts, community gardens, playgrounds, and plenty of green space. Sunnyside Park is attached to the famous Charles Dickens School. It is a great place to bring the kids, since there are lots of green areas, big trees and a good playground.
This area has the enviable position of being more affordable than the areas like Yaletown or Kitsilano neighbourhoods, but still being in close proximity to the energy of the Downtown hub. It is an up-and-coming neighbourhood that offers plenty of shopping and entertainment, as well and newly developed housing with easy access to other areas of the city of Vancouver.
