Kitsilano, or “Kits” as it is called by residents, ranks as the second most recognizable community in Canada. It is a centrally located vibrant and thriving community. It is bordered by Alma Street on the west, Burrard Street on the east, 16th Avenue on the south and the ocean to the north. Kitsilano is known for its endless beaches and spectacular scenery.
The housing in Kitsilano is a good representation of the diversity of people that live within its boundaries. There are townhouses, California bungalows, low-rise condo buildings, heritage homes, and duplexes. There are a variety of options for families with children, as well as many living spaces for university students, young professionals, and seniors. It is one of the most populous and dense neighbourhoods in the city. Transport-wise, Kitsilano has an easy commute to the downtown area. You can comfortably get there by car, bicycle or bus.
The recreation in this area is mostly focused on the waterfront with Kits beach, baseball courts, tennis courts, an outdoor pool, beach volleyball, the seawall for jogging, biking and rollerblading, and many more beach-side activities. Other amenities are the Kitsilano Community Centre, the Maritime Museum, the Conservatory of Music, and the Conservatory. There are also community programs offered through schools. The Museum of Vancouver is also in this area; founded in 1984, it is the largest civic museum in the country and its goal is to encourage conversations about Vancouver’s past and present.
Most car-owners will be able to park their vehicle on a Friday afternoon and leave it where it is until Monday morning, as the neighbourhood has access to everything you might need. The most important commercial streets in Kits are West 4th Avenue and West Broadway, along with a few commercial pockets. There you can find a variety of commercial and retail establishments, as well as second hand and antique shops, wine and produce stores, produce markets, hardware stores, clothing boutiques, bakeries, and much more. Kitsilano’s restaurant scene easily competes with downtown Vancouver.
The latest trends in townhouse prices in the area show that the average price went through a downwards trend at the end of 2018 and beginning of 2019. However, by the end of the year 2019 and the first month of 2020, there has been a slight increase in the average sale price. These are relatively minor movements, and the prices have remained mostly stable.
Kitsilano was, in the 1960s, a hippy hangout that used to be compared to Haight-Ashbury, in San Francisco. Nowadays, it retains most of its culture, but the demographic composition of the neighbourhood is now made up of young families and urban professionals that look for the modern interpretation of that atmosphere.
Kitsilano is a healthy combinations of beaches, parks, West 4th Avenue shopping, coffee shops and eclectic eateries. Overall, it is a very liveable neighbourhood, with highly walkable streets, a unique mix of building types and styles, many good recreational opportunities, ample and beautiful green spaces, some of the city’s best restaurants, and excellent bus network, and great educational institutes and facilities.
