On the south-eastern edge of Vancouver is the neighborhood of Champlain Heights. Completely to the south of this neighborhood is the River District (or East Fraser Lands) where a new, mainly residential community is being developed.
Champlain Heights was one of the last areas to be urbanized in Vancouver and it is mostly a green and safe residential area. One of its most imposing features is the 38 hectare Everett Crowley Park. It was once the city’s principal landfill and after being closed for some 20 years it was reintroduced as a park and has since developed into a fairly young forest. The park is home to various local and invasive species and great effort has been made by locals and the Vancouver Park Board to support the reforestation of the area. It provides a habitat for almost 200 bird species and invasive plant species, such as blackberry shrubs are common. Vancouver hosts the largest environmental event in the world, Earth Day, and the Everett Crowley Park is a big part of it as it is the sight for this annual event where various nature activities or organized. The park is also well loved by dog owners for its large off-leash dog area.
Another wonderful area connected with Champlain Heights is the River District. With its 1.5 km of waterfront paths, it is on the northern bank of the Fraser River and it’s a beautiful, new residential area. Environmental remediation in this area only began in 2003. The area quickly developed after that and the Town Centre was built in 2015. The River District is very environmentally conscious and buildings are constructed with the environment in mind so its inhabitants, human, animal and plant alike, can live in harmony. The area is still developing and forecast to be home to 15 000 people. It already has all the amenities a resident needs from a grocery store to a community centre and it should not be strictly necessary to go to the larger shopping centers in Vancouver, Richmond or Burnaby. Should you want to travel to those areas, however, it will be a bit of drive as it takes about 30 minutes by car or up to 50 minutes by public transport.
Champlain Heights only has a handful of available listings and most of these are townhouses ranging from 1240 sf to 2150 sf. The River District, however, offers potential buyers a number of great options as the area was only residentially developed from the early 2000’s onwards and development is still happening as various neighborhood blocks are still under construction or in the design process.
Champlain Heights and the River District is further away from the surrounding city centres but it is a great opportunity to become part of a recent and still-developing community.
